A non-refundable application fee of $75 per person is required for every occupant aged 18 and older.

Identity & Income

Valid government-issued photo ID required. Gross monthly household income must be at least **3x the monthly rent**.

Credit & Administration

Comprehensive credit, criminal, and eviction background checks performed. A $150 attorney lease prep fee is due upon approval.

What if there are multiple applications on the same property? +

Applications are processed and presented to the property owner based on qualifications (credit score, backgrounds, histories) rather than submission timestamps. Once approved, all parties are notified immediately.

How long does it take to process an application? +

Processing typically takes between 1-3 business days once all occupants over 18 have fully submitted their electronic profiles and application fees.

What is the policy regarding pets? +

There is a non-refundable pet fee of $300 per approved pet. Acceptance is subject to homeowner preferences, count, weight, and strict HOA restrictions.

What is the $150 Lease Administration Fee? +

This mandatory fee covers professional, customized lease drafting provided by a specialized Florida Landlord-Tenant attorney to ensure legal compliance and protection for both parties.

How much is the security deposit? +

Security deposits are normally equal to one month's rent plus $100. Properties remain active on the market until the lease is executed and the deposit clear funds are received.
